Documents to prepare as early in the rental process as possible

Every rental eventually requires paperwork, and while you don’t need any documents to view potential homes, having them ready by the time you find the right property can help you secure the home before someone else does.

You can reasonably expect the agent or landlord to request the following documents during the application process:

  • Photo ID such as a passport or driving licence.
  • Proof of income such as recent payslips, bank statements, or an employment contract.
  • Employer and previous landlord details for referencing.
  • Right to Rent documents, when required.
  • Guarantor details and supporting documents, when required for affordability checks.
  • Proof of funds for the holding deposit, tenancy deposit, and the first month’s rent.

In almost all cases, clear digital copies are acceptable for the initial referencing process, though an agent or landlord may ask to see the original documents or complete an in-person or digital identity check before the tenancy is finalised. Requirements can vary depending on the property, the agent, and your personal circumstances.

If you are self-employed, new to the UK, between jobs, a student, or otherwise unable to meet standard affordability requirements, it does not mean that renting is out of reach. Very often, there are still options available, such as providing additional proof of funds, paying rent in advance (when appropriate), or using a guarantor. It is important to be honest about your circumstances from day one so that any additional requirements can be identified before they become an issue that costs you a home you really want.
